About Alderway
We build the kind of home we'd want to live in.
Affordable to buy, cheap to run, and built in towns where people already want to be. We have kept the company regional on purpose, even as we have grown.
Regional by design
Most of the homes built in England come from a handful of national firms working to one pattern book. We took the opposite view. Each of our four regions runs its own land buying, planning and sales, led by people who live in that part of the country.
It is slower. It also means a development in Suffolk looks like Suffolk, and one in the Calder Valley is built in the local stone.
- Central England
- Leicestershire, Staffordshire and the towns along the M1 and M6.
- Eastern England
- Suffolk, Cambridgeshire and the Norfolk market towns.
- Northern England
- Yorkshire valleys, county towns and former mill sites.
- Western England
- Somerset, the Mendips and the edge of the South West.
What every Alderway home gets
The standards do not change with the price of the house. A two bedroom starter home is built to the same fabric standard as the largest plot on the site.
- 01
An EPC A rating
The top energy band, reached through insulation and detailing rather than offsets.
- 02
An air source heat pump
No gas connection, and predicted running costs we publish on every development page.
- 03
Triple glazing as standard
Not an upgrade or an optional extra. It comes with the home.
- 04
A ten year warranty
Plus a two year period where we fix anything that is down to us, no argument.
Part of the Brackenhill Group
A bigger group behind a local builder.
Alderway is part of the Brackenhill Group, the housebuilding group that also owns Elmsworth Homes. Being part of the group gives us things a regional firm cannot easily build on its own: the financial backing to buy land ahead of need, better terms from suppliers, and shared expertise on planning and sustainability.
What it has not changed is how we work day to day. The regional teams are the same people, the local relationships are the same, and the decisions about what to build and where still sit close to the ground.
